Marcus Witt writes; Whilst nationally, the market may have slowed slightly, toward the end of 2022 and the beginning of 2023, locally, we have had an extremely busy start to the year and are currently leading the way for sales agreed and new instructions in Sonning Common and the surrounding villages. We are confident, the South Oxfordshire/North Berkshire area will remain highly resilient due to the proximity to Reading with Crossrail in play. We have noticed this year, there is an even greater shift of people moving west out of London, from SL and HP postcodes.

As ever, if you are looking to sell your property, the key is a realistic and accurate valuation. Good properties are still selling for good prices. It is easy for agents to get carried away with valuing properties in the area, and in order to get the best price for our vendors, it is not always about putting the house on for the most money.

Interestingly, there has been an increase in the average move time. The average time for a property transaction to complete is currently 20 weeks, which has risen from 14 weeks in 2021. It is imperative, if you are looking to move, you instruct a good, local high street solicitor. Be wary, online solicitors that look attractive due to offering a cheap service can really delay the conveyancing process. As my Grandad would always say to me, “buy cheap, buy twice!”
